Rochdale has the highest concentration of available industrial floorspace in the whole of Greater Manchester, with a wide range of cost-effective commercial and industrial property. The borough is dotted with 14 strategically located business parks that create thousands of jobs and add millions of pounds to the local economy. They include:

  • Kingsway Business Park. Kingsway is one of the prime locations in the North of England for organisations seeking a first-class logistics, warehousing, distribution or manufacturing base. Ready-to-let industrial units and design and build opportunities are available now. Find out more

  • Stakehill Industrial Estate. Stakehill is a well-established business park just to the south of the M62 motorway. Stakehill offers industrial and warehouse units between 2,000 sq ft and 108,000 sq ft. Find out more

  • Heywood Distribution Park. Heywood is a well known hub for logistics businesses in the North West. Units available now range in size from 2,600 sq ft to 150,000 sq ft. Find out more

Spaces now, space for the future

There are currently a number of high quality units available in Rochdale’s first class business parks. But we also have ambitious plans for the future. As businesses in Rochdale grow, they will always be able to find the property they need.

As part of the Greater Manchester Spatial Framework three major commercial development sites have been identified in Rochdale:

  • Northern Gateway – utilising land between junctions 18 and 19 of the M62 motorway, close to Heywood Distribution Park. Proposals are for the creation of 6,500,000 sq ft of new employment space including the development of an advanced manufacturing park.

  • Stakehill – providing an extension to the existing Stakehill Industrial Estate close to junction 20 of the M62 motorway.  Proposals are for the creation of 1,100,000 sq ft of new employment space.

  • Kingsway South – developing land south of the M62 motorway adjacent to junction 21 the proposals are for the creation of 1,400,000 sq ft of new employment space. Altogether, up to 10,000,000 sq ft of new employment space will be delivered across these sites over the next 20 years, as well as over 2,600 new homes.

    The RDA will be at the heart of efforts to deliver these plans. In the last five years the organisation has delivered over 2.5 million sq ft of employment floorspace. In the next five years we aim to double that figure, delivering in the region of 5 million sq ft of new commercial and industrial property.
